I’m currently arranging $6 million in purchase funding for a new subdivision in Clyde, just outside Alexandra, in the heart of Central Otago. It’s early days, but the wheels are already in motion.

I’ve found in subdivision finance, one of the most common bottlenecks appears just as things feel like they’re wrapping up - title registration. LINZ delays are a known risk but that doesn’t make them any easier to navigate, especially when final drawdowns are tied to the title.

Sometimes, the value is already there. You just need the right structure to unlock it.

Recently I was in Christchurch meeting with legal and real estate teams for two Central Otago subdivision projects Atlas Capital is currently mandated on - total value: $25 million.

Right now, I’m in the thick of a $10 million blended debt/equity raise. Debt alone is tough, but equity before resource consent is even more challenging.
